1. I Created A List...Well lots of lists!

 I wrote down everything that needed to be done. I mean everything! Things that needed to be fixed, items & accessories for staging, areas that needed deep cleaning,  walls or trim that needed painting, face plates to be replaced….You get the idea! Don’t forget to include the basement, attic, garage, porches, exterior and the yard in your list of rooms!

2. I Made A Realistic Schedule

I created a realistic schedule to get it all done. I incorporated help wherever I could. For instance, a few friends who didn’t mind painting came over one weekend for a “painting party”. We started early but had some extra motivation with these tasty Grilled Grapefruit Greyhounds! These adult beverages are awesome! We were finished by 3pm and then cooked out making my all-time favorite grilled chicken recipe, Pineapple Rum Caribbean Chicken! Your list may seem overwhelming at first; however, I promise that if you get it on a schedule in bite size pieces, you WILL get it done. Plus you will have an end in sight – you will have an actual date!! 

3. I checked out the competition

I looked at all of the homes on the market in my area, in my price range and that would be considered my direct completion. You must know your competition!! It’s so important! Looking at comps on paper will never tell you the whole story of how that home shows! Your buyer will be viewing your competition, shouldn’t you?

4. I Got the documents ready!

 I sold By Owner (FSBO), so I filled out all of my required Disclosure Forms (State Property Disclosure and Lead Base Paint, including Lead Paint Pamphlets). Be sure to check with your State/City for any other required forms or inspections. I also had a Purchase Agreement ready to go. 

I took awesome photos of my home staged. It looked so immaculate that I almost didn’t want to sell! I created a highlight sheet with:

  • My home’s address
  • Price
  • Property taxes
  • # of rooms & sizes
  • Square feet
  • Lot size
  • Garage space and yard
  • Recent improvements & special features
  • Benefits of its location
  • And all my contact information. 

This, along with copies of the disclosures, is what my buyers took with them when they left the showing. Now, the buyer had everything they needed to make an offer! 

5. I got aligned!

I took approximately 2 hours and did my LOA Home Selling practice! The practice can take as long or short as you’d like, however, I would recommend at least an hour to complete the practice. By combining energy work, along with taking action, you cannot help but to draw your buyer to your home!
