House Ready to Sell: A 21 Point Checklist for 2021!

Selling your house?

Awesome! You have decided 2021 is the year to sell your home! Whether you are listing it with a Realtor or selling By Owner there are important steps to do first. Remember you never get a second chance to make a good first impression!

It pays $$$ to create a list and prepare your home PRIOR to putting it on the market. Typically, you will have showings right away when you put your home on the market. This is because serious buyers have seen everything on the market in their price range and they are just waiting for new inventory to show up. Let’s give them something to talk about…like an offer! 🎉🎉

Jeff and I walked through each room including the outside of my home before we put it on the market. We made a “Handyman to Do List” of all the things that needed to be done room by room before going on the market. This list included exterior things as well.

By the way, decluttering & cleaning is the first step in creating your “Handyman to Do List” Once you declutter you will be able to see repairs that need attention but have been hidden by all your “stuff” and don’t feel bad if you have a lot of stuff! After 20+ years I had a sh—t load of stuff! The decluttering process in itself took a few weeks since we had to go through decades of “stuff” in the attic and the basement too!

21 Things I highly recommend paying attention to when you do your own walk through to create your list are:

  1. Do you need to do any caulking?
  2. Do you need to touch-up or paint the walls, ceiling, and baseboards?
  3. Are there any holes or cracks in the walls or ceiling that need repaired?
  4. Do your windows work properly?
  5. How are the mechanicals (heating/cooling, electrical, plumbing)?
  6. Are there any dripping or leaking faucets or toilets?
  7. Do your light fixtures or ceiling fans work properly, and do they have lightbulbs?
  8. How are the interior doors?
  9. How are the appliances that will stay with the house?
  10. What in your unfinished basement or finished rec room needs attention?
  11. How is the attic? Do you need to replace any insulation?
  12. How does your front door look? Is this the door the buyers will use?
  13. Do you have broken blinds?
  14.  How is the flooring?
  15. Are there any cabinets or drawers that do not work?
  16. Are handrails secure (inside & out)?
  17. Do you have any missing siding?
  18. How are the gutters?
  19. How is the landscaping?
  20. Do you need to do any exterior painting?
  21.  How is the roof & chimney?

And just a few others I thought of while making this list!
